Why Do You Need a CMA? First, what is it? A CMA is short for Comparative Market Analysis and is provided by a Real Estate Agent in your behalf. A CMA that is done correctly will give the seller a variety of information, not just a value.
An agent must first meet with you to preview your home in order to generate an accurate report. An Agent that knows what he or she is doing will ask you questions - lots of questions - take a thorough walk-through, and then set up time to meet with you again to discuss the results of the report.
That report will consist of detailed data on comparable properties obtained through the local area MLS (Multiple Listing Service). But, a qualified Agent will also be familiar with those listings that are not listed with the MLS, i.e., For-Sale-By-Owners, estate sales, and so on.
