WHAT YOU CAN DO |

A few things to consider when getting your home ready for sale. First impressions are extremely important when you're trying to sell. Remember your first impression of your an associate, your boss, a co-worker or neighbor? If it wasn't good, it can be difficult to get over, can't it? The same goes for your home. Don't overestimate the effect your home, no matter how comfy you may feel it is, can have on someone who has looked at a dozen other homes. Try these:

Clean, clean clean. There is no overstating this. What smells like your home to you (good or not so good), may rub a potential buyer the wrong way; dusty blinds, unpolished furniture, even smudgy switchplates, and especially cat or dog hair can give a buyer the impression that your home hasn't been well-cared for. Look at your home from a complete stranger's perspective and get out the cleaning supplies.

Repair the nearly-not-noticeables. Really, the same goes here as it does for cleaning. Scuffed and dinged wood floors and floorboards can give the impression of carelessness; chipped paint as well. Do the once-over with fixtures, switches, appliances, garage openers, and plumbing - make sure all are in working order and looking good. And replace the lightbulbs - proper lighting is key!

Tend to the outside. Mow your lawn, rake those leaves, trim those bushes. It's hard work, but it's curb appeal and the very FIRST impression a buyer gets. They won't want to come inside if pruning, weeding and overall upkeep have been neglected on the outside. Hire a professional landscaper or lawnskeeper if you don't have the time.

Extend an invitation to revisit. Chances are, the Buyer that visits your home will be looking at dozens of homes. Leave a lasting impression...bake, or light a mild candle. These small touches make a big difference and make your home feel like home to everyone who enters.
Disconnect your emotions. This one can be difficult, but if you're particularly attached to your home, it can cloud your judgment in getting a quick and fair sale. It's ok to love your home and to know you're going to miss it - all the more reason to help make it home for someone else.
