The steps to owning a home are pretty basic, though the thought of finding the perfect home, the time that it may take, and the frustration that may go along with it, can seem overwhelming. But to actually get there doesn't have to be a big deal. It can be summed up in four steps:
Selecting an Agent. Find an Agent that understands your goals and appreciates the position you're in. Once that's done, be certain that you give strong consideration to completing a Buyer Agency Agreement with you Agent. This helps to protect your relationship throughout the process.
Financing. We can't emphasize this enough - get pre-approved FIRST! Nothing can be more frustrating than finding the perfect home only to be told later that you can't afford it. But even more than that, you may be surprised at what you qualify for and what programs are available to you. Getting pre-approved can eliminate so many potential problems and can assure you the possibility of buying low and gaining equity at the outset. Finding Your Property. The quickest way to see everything is to Search the MLS - see what's out there so you have at least a working knowledge of what's available. But always discuss your options with your Agent. They will have even more information on for-sale-by-owner, estate sales, and so much more. You can open up your options by making your Agent work! Let them use what they know to your benefit.
Making an Offer and Closing. When your search has paid off, it's time to commit. This can be a little frightening, but having an Agent with negotiation experience can cut out the headaches. The purchase contract is written and presented to the Seller and, if everything goes well and both the Buyer and Seller agree, earnest money is deposited and held by a third party until closing. After the loan is completed and the date of closing arrives, papers will be signed and title transferred.
